Planning Commission - Meeting on Monday April 9

by Fiona

The Burlingame Planning Commission [....] will study plans to divide an industrial building at 1611 Adrian Road to include a packaged food warehousing business and a new badminton facility. Currently QFCO, Inc. uses the property for its food warehouse business. Plans suggest downsizing the food company and creating a secondary space in the building. The space would be used for the Bay Badminton Center, Inc. offering 16 indoor courts, a lounge, a children’s play zone, stretching zone and rest rooms.

from the look of it, if they are only just on the planning stage, that means it will take quite a few more months before it opens.

Interesting stuff, kwun.

Did some more googling and found these:
The domain name baybadminton.com (http://whois.domaintools.com/baybadminton.com) has been registered since Sept 2006, and shows the 1611 Adrian Rd address, so the eventual website of the facility will be baybadminton.com. Also, the registrar has used that address since October 2006, so it looks like there's been much planning in the works over the past 6 months for this location and this permit meeting is a mere formality
Does the name Jeff Lea (http://72.14.253.104/search?q=cache:Eq8tqS2BQncJ:www.burlingame.org/Modules/ShowDocument.aspx%3Fdocumentid%3D1841+1611+Adrian+ Road&hl=en&ct=clnk&cd=4&gl=us&client=opera) sound familiar? He appears to be the applicant seeking the commerical permit tomorrow night at the city council meeting

from October till now isn't a very long time for planning a big gym i suppose. i remember Bintang took a good 4 or 5 months when they moved.

we will for sure get more and more information as time goes on.

but the name of the permit applicant is clearly listed as Jeff Lea. what's the relationship between Jeff and Harry?

but whoever they are, we have gotten some important details. namely the location, in Burlingame, right off 101 and close to the airport; the size, 16 courts; and the facilities, lounge, playzone;

and most important of all, that this is not just a rumor but someone is actually actively realizing it.

Are the owners leasing or buying the land?

Did some more googling. After the applicants (Jeff Lea, etc) first applied to have a public "study" of the new Bay Badminton facility, they met at the Burlingame Planning Commission in April, the board had concerns about parking/handicapped spaces, weekend tournaments, traffic, etc. (See the meeting minutes (http://72.14.253.104/search?q=cache:ylG6y50XsL4J:www.burlingame.org/Modules/ShowDocument.aspx%3Fdocumentid%3D1960+site:www.bur lingame.org+burlingame+1611+badminton&hl=en&ct=clnk&cd=2&gl=us&client=firefox-a) here)

Anyhow, the agenda for the last meeting, June 11 (See agenda here (http://72.14.253.104/search?q=cache:w3-HtIMTWowJ:www.burlingame.org/Modules/ShowDocument.aspx%3Fdocumentid%3D2158+site:www.bur lingame.org+burlingame+1611+badminton&hl=en&ct=clnk&cd=1&gl=us&client=firefox-a)) shows the applicants returned, this time to actually seek approval. I would imagine the applicants used the last two months wisely, from the proposal in April until now, to address the parking/etc concerns. If you look at some of the previous planning commission meetings (http://www.burlingame.org/Index.aspx?page=269), most applicants are approved after appropriately addressing the issues posed to them, so we should know if Bay Badminton did their homework in the next few days when the meeting minutes get published online.

Hello fellow badminton enthusiasts,

BBC will have 16 courts, locker/shower rooms for men and women, children's play area, lounge area, refreshment centers and a fully stocked pro-shop.

We are fortunate to have recently acquired Radu Milevschi as our head coach. We are all very excited to have Radu on board.

BBC wiil strive to fulfill every need of all badminton players no matter what level of play. With our world class coaching staff and faciltiy, we will be able to improve skill levels of all who strive to improve their game.

Mr. Harry Tan, Mr. Ronald Fong, Mr. Victor Lo and myself are all committed to bringing the very best badminton experience to all who visit BBC.
So please keep your eyes and ears open....BBC IS COMING SOON!!!!!

Ben Lee
06-22-2007, 05:04 PM
Very nice photo Kwun,

The building is about 60,000 square feet and we occupy about 2/3 of the building. That is why this is such an exciting project for us. The size and magnitude of this project has forced us to work hard and do extensive planning.

We have hit some obstacles along the way and will maintain our focus despite some negativity.

We are very excited to bring this club to the Bay Area and provide all players with the best in badminton services.

Because of the city's permitting process, we want to open for badminton first. Later, we will apply for cafe. We will follow every rule in the book just in case we run into any negative people. Our goal at BBC will be to cater to every need of the players. Don't worry, we will try our best. We will even have internet in our cafe. We will definitely have a lot of fun with this project and I hope people will see that. Have a great time at our grand opening!!!!!

Hi Ben,

Wow it sounds like Grand Opening is around the corner! Are you almost finish construction? This is exciting! I have some time off in July so if you tell us approxmate date I can start applying for leave to come over for the Grand Open for sure! I want to be one of the first people in the door to try that shiny new floor. From your site plans, everything looks so awesome! In LA we only have SGVBC and OCBC, but I live not too far but the traffic is really sucks. I will book by the airport Hotel to come play in BBC. Your "state of the art cueing system" sounds cool. How will your cue system work?

Yaba do want to know...

That's a difficult question to answer. We are shooting to open by the beginning of September. Construction is always unpredictable. Just keep posted on BC for the latest update. Thank you so much for wanting to come up from LA. We have some players that have contacted us from all over the US and even some from overseas. This is a very exciting project not only for team BBC but for all players around the Bay Area. We would love to have players from all over to enjoy the club. :)

Since Monto hasn’t had time to post the minutes, I decided to google myself. Here is the meeting minutes http://www.burlingame.org/index.aspx?recordid=1120&page=269 (http://www.burlingame.org/index.aspx?recordid=1120&page=269)
http://www.burlingame.org/Modules/ShowDocument.aspx?documentid=2221 (http://www.burlingame.org/Modules/ShowDocument.aspx?documentid=2221). I’m not trying to be a negative person Ben, but there are some points on the minutes that makes me wonder. On Clause 5 of the miniutes is for BBC Club. There are strong conditions in points 4, 12, and 13. It say only 62 persons maximum are allowed to be in the gym at one time, even including the staff and Owner! How can they count the Owner too? Seems very........odd restriction. It also say that there is allowed only 2 tournaments per year with maximum of 60 players. Would opening day only allow less than 62 people. People will have to wait in line outside! Ben, how will you all going to handle such strict conditions they have in these minutes because I want to make sure I can get in to play if I come all the way from Los Angeles!

We are constantly working with the city to amend a few more issues. It is always difficult to make a "non" badminton player understand the sport. We are very confident that all the issues will be ironed out prior to our opening. I can tell you this, many of the other clubs may be out of compliance with many things. I have a lot of knowledge about city restrictions and codes. Even some of the clubs down in Southern California may be out of compliance. Parking requirements, occupancy restrictions, fire sprinkler requirements, etc. The cities usually don't understand the sport and base their requirements on other factors.

Have you searched the minutes for any of the other clubs?

If you would like, you can always send me your personal information on a private message so I know who you are. I just want to make sure you are not an affiliate of a competitor who is trying to cause a negative effect on our club. I hope you understand because of the fact that opening a club is not an easy thing. We run into problems all along the way and don't want to create any more. We really want to provide a quality facility for people to play. If you are worried about being able to play if you come all the way from LA, just give me a call and I will make sure you get to play. As a matter of fact, I am more than happy to play with you. Again, please send me your personal information on a private message so I know who you are. Thanks.

Hello Ben,

I'm not trying to be negative or difficult. It seems you are quite sensitive to this issue. I am only reacting to Monto in BC that suggest we see the meeting minutes so I google myself, and maybe I notice something some people did not. If you look earlier into this thread, there was a lot of discussion about your permits and other issues which many others BC'ers replied their personal comments to. If you say you can amend all the problem issues with City, this is great because even they are "non" badminton people, whatever conditions they set, we must all obey. Thats the structure of law. I only write a few times since I registered to BC and I never expect or experienced such a defensive reaction and attitude to a legitimate query. I am not a troublemaker. I am a badminton enthusiast like everyone else in BC and I thought this is a badminton forum and everyone here is to chat about badminton freely? My name is Arthur Yeong and I work in LA Orage county. I work in the same law firm since I came to US 9 years ago. I am male, and (not comfortable to tell my age). I have played much badminton before but not really have time with long work hours in US. Seems to be OT all the time doing research and litigation. When you open Bbc, I will visit and introduce myself to you. "I am Yaba." You didn't give me your number, there is no number on the bbc website. Good luck for you. I think alot of people are waiting for you to open and maybe some people are not trying to be negative as you are thinking. I will check out some other awesome Clubs in the Bay Area too now since grown so many. We envy SF have so many badminton clubs. I am still hoping you will post any updates if you can suceed to amend the problems.

Truly, Yaba

Arthur,

Thank you for your reply and your honesty. You must understand why I am so defensive about BBC. It takes so much work and dedication to open a badminton club like BBC that I cannot afford to run into too many problems. We have already hit some roadblocks along the way and have to fight through them all. Trust me, I really do appreciate your feedback.

Another reason I will defend BBC with all my heart is because my vision for badminton in the Bay Area extends much more than just opening up a badminton club. My vision is to grow the sport and make it more mainstream like some of the other big sports. Can you imagine if we can all enjoy badminton on TV? How great would that be? I have many plans and ideas in my head at this time that I cannot discuss. I have three other partners that are awesome to work with and very supportive.

Thank you again Yaba for your reply. My offer to play with you when you visit is sincere. Just give me a call before you come and I will be happy to do whatever I can to make it happen. The only thing that would prevent it is work.

We will pay every attention to detail and make sure BBC will be provide all our members with the best badminton experience possible. The city of Burlingame has been absolutely great to work with and I have formed some very close friendships through the process. They are doing everything they can to make our process go smoothly.

By the way, our advertising partners are now taking up most of our advertising space. We are almost sold to capacity with advertising. If anyone is interested in advertising with us, please contact us right away. Please contact me through BBC email. BenLee@baybadminton.com or HarryTan@baybadminton.com if you are interested.

Take care and please be patient just a while longer, BBC is coming REALLY REALLY SOON. ;)

As the opening date approaches, will there be any sign up promotions?

I heard from an acquaintance about a corporate promo for 14 months, just wanted to see if Ben might have something up his sleeve for us BCers. Something to compete with the GGBC2 deal, perhaps? ;)

Hello BCers,
Due to the tremendous response to our pre-opening special, we will be ending the promotion on Sep. 30, 2007. I know that everyone is anxious and excited for our opening date and we are working very hard to make that happen very soon. BBC would like to thank everyone for their support and we remain committed to bringing all of you a high quality badminton club. Please stay tuned.

I am sorry to say that we will not be open for the Thanksgiving weekend. We are doing everything we can to open by Dec. 1st. There is a possibility that we may not open until Dec. 8th due to construction delay. Our floors are DONE and they look awesome. We will be setting up our nets this Wednesday. I know that everyone is anxious so please just hang in there and we will be open very soon. Please keep posted.

Hey everyone,

I have good news and bad news. The good news is that we are so close to opening BBC:). The bad news I am sorry to say is that our Grand Opening will be delayed a bit:crying:. We will have our Grand Opening on Dec. 9th instead of Dec. 1st. Unfortunately, we are under the mercy of the construction delays. Please keep posted and we will be opening very, very soon. Hope to see you all on the courts.
