i am confused. what is an apartment? what is a condominium? terrace house? superlink house? service apartment? anyone that is well versed with these?
Can I explain it with images ? This is an apartment-block. They are called apart-ments because people live in the same building, but they live apart from eachother. Condominiums are basicly like luxurious apartment blocks like this, they usually come with pools and gyms in Singapore..: Terrace house: Any of a row of houses built in one block of uniform style. ie: Superlink Houses.. there are two separate houses in one building, they're commonly found in Malaysia somehow. Lastly, service-apartments.. they are typically even more luxurious than condominiums: There, I was bored.
bored....? thanks for your view. there are some apartments with facilities such as swimming pool, badminton hall, tennis courts, gyms and etc.... condo? still undefined...... terrace house...... ok superlink? your photo is showing semi detached houses. service apartment....... how to differentiate? how about those 4 units houses connected side by side, back by back?
An apartment (American) is a flat(English) in a large building. A codominium is an apartment or flat with individual ownership title plus a joint ownership of common areas in a large building. It has a similar definition to say a territory jointly owned by several countires. A terrace house is simply a house in a row of houses, sharing common walls with your next door neighbour, that all look alike. A superlink house is simply a duplex bungalow-two houses sharing a common wall. A service apartment is a condominium that is run like a hotel for guests who stay longer, usually on leases, with services that can range from the full works to the more basic security, room service, laundry service, own kitchen, etc.
If lived in a superlink house i would of bought houses and smash the wall between them to make one house
Superlink houses are also called semi-detached bungalows or duplex houses. Normally, the 2 units have different owners, and you cannot simply knock down a jointly owned common wall. Even if you own the 2 units, knocking down the wall will weaken the two units structurally. What you can do is to tear down the 2 units, cart everything away, and then rebuild a large single house, assuming the law allows it.
If it is a structural wall - often Party walls in Semi detached houses are not structural because if a neighbour damages the wall it would adversely affect the other persons house. My House is a Semi Detached and the wall is not structural. You can also have Back to Back Houses, which is a row of terraces, but a person in the middle has a neighbour to bothe his right, left and behind him. Due to the age od Back to backs these walls are often structural, altough roofspaces are often not separated!
Depend on the design of the duplex, some of the duplex dividing walls are not structural wall just like Jamesd20 said. However, even if the wall is structural weight barring wall, if you buy 2 units connected together, you can still make a door or a opening to connect 2 units together. You just have to brace the wall properly and make sure the contractor does it right.
are we sure that superlink is also called duplex/semi detached? www.iproperty.com.my/property/development.asp?pid=874 how about those we call penthouse? any criteria? top floor consider penthouse? any criteria for bungalow -> mansion-> castle?
talking about flat... how to consider it is a flat? isnt the common area is meant for the owners of each unit apartment? therefore, condominium and apartment are no difference...... if not, who own the corridor? who own the multi purpose hall?
Generally, condominiums are managed by an owners incorporation and has a separate legal identity. It can sue and be sued as a corporation. If all the flats or apartments in a large building are similarly incorporated, then yes they are condominiums. Condomniums can be spartan or luxurious. Condominiums have a Deed of Mutual Convenant or a similar document, which spells out who owns what, including joint ownership of common areas, the number of shares each apartment or unit has, and the number of voting rights.
Usually I read them and look at the pictures only. Occasionally I take out my telescope to admire the view from far away.
About penthouse apartment that is on the roof of a building or the indulgences of people who read too much Penthouse adult magazines?
oh.... we are not talking about any magazine here.. i am still trying to understand residential buildings. apartment vs condominium superlink vs terrace house etc.... how about those 5 storey walk-up apartment(so called apartment), no lift provided. but each individual unit still has its own strata title. or just here in M'sia, they just simply put the name...?
